Spear bets R90m on Cape Town logistics growth

Spear targets Western Cape industrial growth

Western Cape-focused Spear REIT is stepping up its investment in the province's industrial and logistics market with a circa R90 million development for fast-growing retailer Mambos Storage & Home in Blackheath, Cape Town.

The listed property fund has concluded a long-term agreement with Mambos to develop a purpose-built 7,150m² flagship national distribution centre, designed to accommodate the retailer's expanding warehousing, logistics, head-office and supply-chain requirements.

The development strengthens Spear's exposure to the Western Cape industrial property sector at a time when well-located logistics and distribution assets remain among the province's most sought-after commercial property investments.

For Mambos, which has grown into a significant retail and wholesale distributor of storage, homeware and lifestyle products, the new facility provides infrastructure to support its next phase of national expansion. The retailer currently operates 22 stores across South Africa and is planning further growth.

Long-term tenant relationship drives the deal

Rather than simply providing additional warehouse space, the deal reflects Spear's strategy of working with existing tenants as their property requirements evolve.

James Bylos, Head of Leasing at Spear REIT, says the development emerged from a longstanding relationship with Mambos and an understanding of where the retailer's business is heading.

"This development is the result of a longstanding relationship and a clear understanding of where our tenant's business is headed. We have worked closely with Mambos throughout the planning process and are pleased to support the next phase of their growth trajectory."

Bylos says commercial properties should evolve alongside the businesses occupying them. "Businesses should not be constrained by the space they occupy. As operational requirements evolve, our objective is to ensure our properties evolve with them."

For Spear, that approach provides an opportunity to retain and grow tenants while simultaneously investing capital into assets capable of generating sustainable long-term income.

What the R90m development delivers

The new Blackheath facility will serve as both Mambos' head office and national distribution hub, consolidating critical business functions within a purpose-built property.

The development will provide:

Development works commenced on 1 August 2026, with completion anticipated in mid-2027. Once operational, the expanded facility is expected to increase the volumes Mambos can handle, improve distribution efficiencies and provide additional capacity as the retailer grows its national store footprint.

Mambos builds capacity for national expansion

Demetre Nikolopoulos, Chief Executive Officer of Mambos Storage & Home, says the development will strengthen the operational foundation of the company and provide the additional capacity required to respond to its growing customer base.

"The Blackheath property plays a critical role in our business, serving as both our head office and national distribution hub. As we continue to grow, additional capacity and operational efficiencies become increasingly important."

Nikolopoulos says Spear has worked closely with Mambos to understand its requirements and develop a property solution capable of supporting its longer-term national ambitions.

The deal illustrates an increasingly important dynamic in industrial property: occupiers are not simply looking for more floor space. Efficient distribution, transport connectivity, warehouse configuration and the ability to scale operations are becoming increasingly important components of property decisions.

Why Blackheath?

Blackheath has become an important industrial and logistics node within Cape Town, benefiting from access to major transport routes and proximity to Cape Town International Airport.

Demand from logistics, warehousing and distribution operators has remained strong, while limited availability of appropriately zoned land and quality industrial stock has supported the precinct's position within the Western Cape industrial market.

Spear Chief Executive Officer Quintin Rossi says the development comes against this backdrop of sustained demand."Blackheath continues to demonstrate strong industrial demand, supported by its strategic location, access to major transport routes and proximity to Cape Town International Airport."

Rossi says Spear's relationship with Mambos and its shareholders is a long-term one, with the new distribution centre intended to become an important part of the retailer's expansion strategy. "We look forward to delivering a world-class distribution facility that will serve as a growth accelerator for Mambos."

An active asset-management play

For Spear, the development is also about extracting additional value from its existing portfolio rather than relying solely on acquisitions for growth.

Rossi says the project forms part of the REIT's active asset-management strategy, which seeks to unlock embedded value within its core Western Cape portfolio while building sustainable income streams.

"With development costs at circa R90 million, the development reinforces the group's commitment to investing in its existing portfolio while enabling tenant expansion in a high-performing Western Cape industrial precinct."

The long-term agreement with Mambos is particularly significant from a property investment perspective. Purpose-built industrial development backed by an established tenant and long-term occupancy provides Spear with the potential to combine portfolio growth with income visibility, while Mambos secures infrastructure tailored to its future operational requirements.

Industrial property follows the growth

The Spear-Mambos deal demonstrates why logistics and distribution property continues to attract capital.

As retailers expand their physical and distribution networks, the buildings supporting those businesses must expand with them. Location, transport access, warehousing efficiency and scalability are therefore increasingly central to the value of industrial assets.

For Mambos, the new Blackheath distribution centre is designed to provide the operational platform for further national expansion.

For Spear, the R90 million investment converts tenant growth into property growth, strengthens a longstanding relationship and expands its exposure to a sought-after Western Cape industrial precinct.
