Transforming eMalahleni’s Retail Landscape
A landmark new development is reshaping the commercial heart of eMalahleni. Jumbo Mall, a modern, community-focused shopping destination, is being developed by New Africa Developments (NAD) in partnership with Investec. Scheduled to open in March 2026, the 37,000m² mall will bring contemporary retail, leisure, and connectivity to a region long underserved by large-scale facilities.
Situated on a 120,000m² site along the R544 near the N4, Jumbo Mall occupies a prime gateway position linking the city’s residential and industrial zones. With direct access from Elizabeth Avenue and Main Street, and over 1,500 secure, on-grade parking bays, the centre will be easily accessible to surrounding communities including Klarinet, Lynnville, Ackerville, and Pine Ridge.

The project is financed by Investec, which has partnered with NAD to deliver flexible, purpose-driven development funding. “Jumbo Mall aligns perfectly with our vision to back commercially sound developments that drive long-term local impact,” the institution noted in a statement.
Designing a Modern Retail Experience
Designed by Frans Farmer Architects, the mall’s E-shaped layout features four entrances and a mix of natural light, textured finishes, and layered façades that balance local character with contemporary form.
A standout feature is the 140m² LED screen, one of South Africa’s largest anchoring the main façade and serving as a digital beacon for the centre. Inside, the food court doubles as a community hub with live entertainment, free uncapped Wi-Fi, and reliable backup power to stay fully operational during load-shedding.
More than 100 retailers will open at launch, including Shoprite, Boxer, Dis-Chem, Clicks, Mr Price, Foschini, Jet, Ackermans, Roots Butchery, and Webbers. The restaurant mix spans KFC, Hungry Lion, Roman’s Pizza, Chicken Licken, Debonairs, Real Fish & Chips, and Roots Grillhouse.
Banking partners FNB, Capitec, and Old Mutual will round out the tenant base, alongside national service and cellular brands.
Driving Growth and Local Opportunity
The economic impact is significant. During construction, Jumbo Mall is expected to create 2,500 jobs, with an additional 800 permanent positions once operational. Local subcontractors and suppliers have been prioritised to ensure that the project’s benefits flow directly into the surrounding community.

Sustainability and Resilience
Sustainability underpins the project. The mall will feature a large solar PV system, backed by generators and potential battery storage, cutting grid reliance and ensuring uninterrupted trading.
Energy-efficient lighting, advanced HVAC systems, Propelair water-saving toilets, and a building management system (BMS) will monitor performance in real time, keeping operations efficient and eco-friendly.
A catalyst for regional renewal
Located just 500 metres from the CBD, Jumbo Mall is expected to become eMalahleni’s new social and commercial nucleus—reviving the inner-city economy, attracting new investment, and creating a safer, more vibrant retail environment.
