Property’s mixed signals: Growth, pressure and opportunity
This has been a defining week for South African property, with the Medium-Term Budget Policy Statement, strong REIT performance and changing residential market dynamics offering investors plenty to consider.
Spear REIT delivered an encouraging set of results, lifting its earnings guidance and demonstrating the value of disciplined portfolio management. Redefine’s R106 million solar investment also highlighted how energy resilience is becoming an important part of commercial property strategy.
On the residential front, the picture is more complicated. Lightstone’s research points to the growing challenges facing first-time buyers, while ooba’s latest lending data suggests that competitive bank financing and lower deposit requirements are creating opportunities for those financially ready to purchase.
Government’s temporary fuel relief is welcome, but it will take more than short-term support to restore housing affordability and investment confidence. Borrowing costs, economic growth and household income remain central to the outlook.
Meanwhile, Calgro’s contrasting business performance and the rise of community-focused multifamily rentals remind us that property investment is evolving across every sector.
My takeaway this week: Opportunity is still there, but investors need to look beyond the headlines and focus on fundamentals, cash flow, financing and long-term value.
Enjoy this week’s Investor Edge.

The last word
Opportunity is not the same as affordability
This week’s property headlines tell two very different stories.
On one side, we have REITs delivering stronger results, investors funding renewable energy and banks competing for home loan business. On the other, households remain under pressure, aspiring homeowners are struggling to enter the market and developers face increasingly complex feasibility challenges.
The lesson for investors is that property is not one market moving in one direction. There are opportunities in well-managed commercial assets, resilient rental portfolios, carefully selected residential purchases and developments supported by genuine demand. But every investment must stand up to scrutiny.
The strongest opportunities are not necessarily those with the biggest promises. They are those supported by sustainable income, sound financing and long-term fundamentals.
Quote of the week
“The real value of homeownership is built over time.”
Rhys Dyer, CEO, ooba Group
A timely reminder that property investment rewards patience, discipline and long-term thinking.
