Western Cape strategy delivers strong first-half results
Western Cape-focused Spear REIT Limited has delivered a strong first-half performance for the six months ended 31 August 2026, exceeding its previous earnings growth guidance while expanding its property portfolio to approximately R8.8 billion.
The JSE-listed real estate investment trust specialises in owning, managing and developing income-generating commercial, industrial and retail properties across the Western Cape. Its geographically concentrated strategy, underpinned by active asset management, high occupancy and disciplined capital allocation, continues to deliver growth despite rising operating costs and broader economic pressures.
Spear reported 8.02% growth in distributable income per share (DIPS) to 47.29 cents, with revenue increasing 28.14% and net operating income climbing 27.80%.
Following the performance, management upgraded its full-year FY2027 DIPS growth guidance from 6% - 8% to 9% - 11%.
1. Strong earnings, occupancy and rental growth
Spear's operational performance reflects sustained tenant demand, effective property management and positive rental growth across its portfolio.
HY2027 financial and operational highlights:
- DIPS: Increased 8.02% to 47.29 cents.
- Distribution per share: 44.92 cents, representing a 95% payout ratio.
- Revenue: Increased 28.14%.
- Net operating income: Grew 27.80%.
- Portfolio occupancy: 96.60%.
- Cash collections: 99.23%.
- Rental reversions: Positive 7.98%.
- Tangible net asset value: R13.33 per share.
- Loan-to-value ratio: A conservative 21.91%.
- Property valuations: Increased R267 million, or 3.81%.
CEO Quintin Rossi attributes the results to the strength of Spear's regional investment strategy and hands-on property management.
"Against a backdrop of rising municipal charges, higher electricity costs and pressure on businesses from interest rates, our underlying portfolio has performed well. Strong occupancy, rental growth and collections have supported earnings, while our balance sheet gives us the flexibility to pursue further growth opportunities."
2. R1.4bn acquisitions lift portfolio to R8.8bn
Spear has accelerated its expansion through R1.4 billion in strategic acquisitions, growing its Western Cape portfolio to 44 properties comprising more than 674,000 m² of lettable space.
Two significant additions are:
- Santam Precinct, Tygervalley
A 28,488 m² premium-grade office property occupied by Santam and Sanlam, strengthening Spear's exposure to established corporate tenants. - Watergate Centre, Mitchells Plain
A 19,681 m² convenience retail centre serving surrounding residential communities and providing diversified retail income.

Both acquisitions transferred in late August 2026, meaning their full earnings contribution will largely be reflected in subsequent reporting periods. The expansion follows Spear's successful R1 billion equity raise in April 2026, which was multiple times oversubscribed, alongside R108 million retained through its dividend reinvestment programme.
The group's inclusion in the FTSE/JSE All Property and SA REIT indices in March 2026 has further strengthened its capital markets profile and improved share liquidity.
3. Industrial property remains the growth engine

Industrial assets continue to underpin Spear's performance, benefiting from demand for well-located logistics, warehousing, manufacturing and distribution facilities.
The industrial portfolio achieved:
- 98.22% occupancy, demonstrating strong tenant demand.
- 13.49% rental growth on renewals and new leases.
- Approximately 63% of total portfolio lettable area.
Limited availability of suitable industrial stock and elevated replacement costs continue to support rental growth in established Western Cape industrial nodes.
"Demand for well-located industrial property in the Western Cape remains encouraging, particularly where available stock is limited and the cost of new development is high," says Rossi.
4. R140m industrial development pipeline gains momentum
Beyond acquisitions, Spear is advancing approximately 12,650 m² of industrial developments valued at R140 million, with completion anticipated over the next 12 months.
GTX Industrial Park – George

Located adjacent to George Airport, the development will deliver 5,500 m² of multi-let industrial accommodation, with completion scheduled for March 2027.
It positions Spear to benefit from growing industrial and commercial demand across George and the Garden Route.
Mambos Distribution Centre – Blackheath
A R90 million, 7,150 m² national distribution centre is under construction following the conclusion of a 10-year lease with Mambos Storage & Home.
Completion is expected in July 2027, providing long-term contracted rental income.
Century City development opportunity
Spear has acquired approximately 25,000 m² of commercially zoned land for R53 million, creating additional development potential in one of Cape Town's established mixed-use precincts.
5. Solar investment becomes a growing income contributor
Spear's renewable-energy strategy is increasingly contributing to operating income while helping tenants manage electricity costs. Solar infrastructure is installed across 29 properties, generating approximately R19.45 million in revenue during the reporting period.
Key highlights include:
- Solar generation increased to 6.16 million kWh, compared with 3.55 million kWh previously.
- Installed solar capacity reached 18.4 MW.
- A further 1.2 MW installation is planned at Watergate Centre.
- Medium-term installed capacity target of 20 MW.
The strategy supports energy resilience, reduces reliance on conventional electricity supply and creates additional revenue opportunities.
6. Outlook: Full-year earnings guidance upgraded
Spear enters the second half of FY2027 with a strong balance sheet, low gearing and additional income expected from recently acquired properties.
Management has upgraded full-year DIPS growth guidance to 9% - 11%, while maintaining its targeted 95% distribution payout ratio. Rising municipal charges, electricity costs and interest-rate pressures remain important considerations, but management expects sustained leasing demand, acquisition contributions and disciplined capital deployment to support performance.
"Our priority is to build on the momentum achieved in the first half, while remaining disciplined in how we allocate capital," says Rossi.
REI PERSPECTIVE | Why Spear's results matter
Spear's latest results reinforce the investment appeal of geographically focused REITs with strong operational fundamentals, disciplined balance sheets and clearly defined growth strategies.
Three factors stand out.
- Rental growth is translating into earnings
High occupancy, positive rental reversions and exceptional collections demonstrate that well-positioned assets can deliver income growth even in a challenging operating environment. - Acquisitions create future earnings potential
With R1.4 billion in properties transferring late in the reporting period, the full contribution from these investments has yet to emerge in reported earnings. - Financial flexibility provides a competitive advantage
A 21.91% loan-to-value ratio gives Spear capacity to pursue opportunities without immediately placing excessive pressure on its balance sheet.
However, investors should distinguish between strong historical performance and future delivery. The upgraded earnings outlook depends on successful integration of acquisitions, continued tenant demand and effective management of rising property operating costs.
The bottom line
Spear's R8.8 billion portfolio, strong industrial fundamentals and growing development pipeline position the REIT for further earnings growth, while its Western Cape concentration remains both a strategic advantage and a geographic concentration risk.
For property investors, the results demonstrate the importance of asset quality, tenant retention, sustainable rental growth and disciplined capital allocation in driving long-term REIT returns.
