Construction has entered a striking new phase at The Paradigm, the R1-billion mixed-use residential development rising on Buitengracht Street in Cape Town's CBD.

With basement excavations and substructure works complete, contractor Tiber Construction has begun work on one of the development's most distinctive architectural features, a spectacular seventh-floor cantilevered pool deck suspended above the street below.

Designed by dhk Architects, The Paradigm is set to deliver 240 luxury apartments, topped by two exclusive penthouses with private plunge pools overlooking Table Mountain and the city bowl.

As the building rises vertically, it is becoming an increasingly prominent feature of Cape Town's evolving skyline.

Building one of Cape Town's most challenging sites

For Jose Correia, Managing Director of Tiber, the project represents one of the most technically demanding urban sites the company has undertaken. 

"This is one of the most technically demanding CBD sites we've ever worked on," says Correia.

"You're building a high-rise on a narrow urban footprint, with heritage buildings on one side, a major transport corridor on the other, and a steep fall across the site, so every part of this project has to be planned and built with precision."

The design team at dhk Architects has conceived a building intended to merge sophisticated urban living with resilience and sustainability in one of Cape Town's most connected locations.

Engineering the seventh-floor cantilevered pool deck

Among the development's defining features is the dramatic pool deck, which extends outward in a cantilever above the street while offering sweeping views across the city and Table Mountain.

According to Correia, the engineering challenge is considerable. "The pool deck is a structural challenge in its own right," he says. "You're suspending a significant load above a busy urban corridor, which means the reinforcement, the formwork and the sequencing have to be flawless."

The precision required in balancing structural loads, construction sequencing and safety makes the pool deck one of the most complex elements of the project.

A major milestone

Moving from excavation works into the vertical construction phase marks an important turning point.

"Once you come out of the ground on a site like this, the choreography changes," says Correia. "You're managing crane logistics, concrete pours, traffic interfaces and pedestrian safety simultaneously. It's a live environment."

As construction accelerates above ground, coordination between engineering teams, suppliers and city infrastructure becomes increasingly critical.
