Rental yield and cash flow calculator

Is a buy-to-let worth it? See the gross and net yield, what's left each month after levies, rates, the agent and the bond, and the return on the cash you put in.

How it’s worked out

Gross yield is a year’s rent divided by the price. Net yield takes off the running costs first: levies, rates, insurance, maintenance and the letting agent, with the rent reduced for the weeks the property stands empty.

Cash flow is what’s left each month after those costs and the bond repayment. Cash-on-cash return is a year’s cash flow divided by the cash you put in: your deposit plus the buying costs (transfer duty, attorneys and Deeds Office fees, worked out as in our buying costs calculator). It shows what your own money earns. Capital growth isn’t included.

For planning only, not financial advice. Banks, bond originators and conveyancers will give you exact figures for your situation.
