Property buying costs calculator
Transfer duty, the attorneys and the Deeds Office: what buying a property costs on top of the deposit, itemised the way your conveyancer will show it.
How it’s worked out
Transfer duty follows SARS’s table (unchanged for 2026/27): nothing up to R1,210,000, then 3% to 13% on the part of the price in each band. People, companies and trusts pay the same. A new build bought from a VAT-registered developer carries VAT in the price instead.
Attorneys’ fees use the Law Society’s 2026 guideline (from 1 July 2026), plus 15% VAT: the transfer attorney’s fee is worked out on the price, the bond attorney’s on the bond. Fees are negotiable, so quotes vary. Deeds Office fees are the government schedule published on 27 February 2026. Postage, FICA and similar sundries vary by firm and are estimates.
For planning only, not financial advice. Banks, bond originators and conveyancers will give you exact figures for your situation.
