Waterfall City crowned Africa’s best Masterplan again

Global recognition for African urban excellence

Waterfall City has once again placed South Africa on the global property map after being named Best Masterplan Africa 2025 - 2026 at the prestigious International Property Awards held at The Savoy Hotel in London.

The award recognises the outstanding urban design and planning framework of Waterfall City, one of Africa’s fastest-growing mixed-use smart cities, and marks the second consecutive year the development has been recognised in the Masterplan category.

The Masterplan category, introduced in 2024, celebrates large-scale developments exceeding 20,000m² that successfully integrate multiple uses such as residential, retail, commercial, leisure, institutional and public services into cohesive urban environments.

Now in its 33rd year, the International Property Awards programme is regarded as the world’s most respected property awards platform, judged by more than 90 independent industry experts and chaired by members of the UK House of Lords.

Waterfall City’s continued performance and growth

Situated between Johannesburg and Pretoria, Waterfall City continues to set benchmarks for integrated urban development in Africa. Designed as a fully mixed-use precinct, the development seamlessly combines residential neighbourhoods, corporate headquarters, retail destinations, healthcare, education, logistics and lifestyle offerings within a connected, walkable environment.

Judges evaluated entries across factors including design excellence, land use optimisation, sustainability, energy efficiency and innovation, all areas where Waterfall City continues to excel.

While the global Best Masterplan award this year went to Mangrove Estate in the UAE, Waterfall City retained its position as Africa’s leading example of integrated urban planning.

People-first placemaking remains central

Willie Vos, CEO of Waterfall City Management Company, says the award recognises the long-term vision behind the development:
