Landmark Sale on Nettleton Road, Clifton
In one of the most significant land sales on South Africa’s Atlantic Seaboard, two adjacent vacant erven totalling 2,700sqm on Nettleton Road, Clifton, widely considered the country’s most exclusive residential address in South Africa have been sold for R170 million, including VAT.
The sale was brokered by Annette Hepburn of Pam Golding Properties, a long-standing area specialist. Though the land comes with planning permission for nine apartments, the buyer, a multinational entity with a global footprint, plans to develop a single, ultra-luxury trophy residence on the site.

“This is one of the last remaining vacant parcels in this rarefied enclave," says Hepburn. "Properties here seldom come to market, and completed homes regularly achieve prices upwards of R150 million.”
Nettleton Road is known for its exceptional privacy, exclusivity, and breathtaking views spanning from the Twelve Apostles mountain range to the iconic Clifton beaches. The street is home to captains of industry and world-renowned luxury estates, offering the ultimate in high-net-worth living.

Clifton Market Surges
The median sales price for residential property in Clifton has reached R34 million in 2025, marking a 29.5% increase year-on-year and a 136% rise compared to a decade ago.
According to Lightstone data, 18 sales have already been recorded this year, surpassing pre-pandemic levels and nearly matching 2023's full-year total of 27.
