CapeGate office hub signals northern surge shift Copy

Cape Town’s northern suburbs are entering a new phase of commercial growth as rising semigration, residential expansion and hybrid working trends reshape where businesses choose to operate.

In response to this shift, Giflo Property Developers and Som Group have announced a 50/50 partnership to develop the new CapeGate Office Precinct, an ultra-modern P-Grade commercial hub set to launch in Brackenfell during 2027.

The project follows Hyprop Investments granting the developers exclusive rights to establish the first premium office precinct within the CapeGate node, one of the Western Cape’s fastest-growing retail and residential corridors.

Positioned along Cape Gate Boulevard with direct N1 access, the precinct is expected to become a major commercial anchor for the northern suburbs, linking office, retail, medical and lifestyle activity into a single integrated node.

Northern corridor demand is accelerating

According to Michiel Scharrighuisen, the development is a direct response to changing commuter patterns and growing decentralisation trends.

“Businesses are decentralising because their people already live in the northern corridor,” says Scharrighuisen. “CapeGate will offer the access, visibility and footfall that companies need, supported by a burgeoning retail and residential base.”

He says the area has evolved into one of the northern suburbs’ busiest lifestyle and retail destinations, drawing residents from Brackenfell, Kraaifontein, Durbanville and the broader N1 corridor.

“For Hyprop, the office precinct forms part of a longer-term strategy to strengthen CapeGate’s mixed-use profile and support the growing number of residents relying on the area for daily services,” he adds.

The development is expected to fill a major gap in the northern suburbs market, where commercial infrastructure has lagged behind residential growth for years.

Established developers with proven track records

The partnership brings together two established development groups with extensive commercial, industrial and mixed-use experience across South Africa.

According to Mike Krzychylkiewicz director of Som, CapeGate represents one of the strongest decentralised office opportunities currently emerging in the Western Cape.

“CapeGate is a superbly located site in an area where demand is already well established and where long-term value creation for tenants will support continued growth,” he says.

CapeGate Phase One: 5,774m² of P-Grade space

The first phase of the development, known as Block A, will introduce 5,774m² of four-storey P-Grade office space.

The design includes:

  • Public courtyards
  • Rooftop terraces with mountain views
  • Structured parking
  • Pedestrian walkability
  • Direct integration with surrounding retail and restaurants

Gross rentals are expected to launch at R290/m², with tenants receiving fit-out allowances of up to R1,200/m² over and above landlord white-box specifications.

Parking provision is substantial, with four bays per 100m² and 658 parking bays planned overall at R950 per bay. The precinct is also targeting a 4-Star Green Building certification.

Northern suburbs continue to boom

According to Coenie Bezuidenhout, the northern suburbs continue experiencing strong household growth driven by semigration, lifestyle demand and improved infrastructure.

The broader growth corridor stretching from Durbanville through Brackenfell, Kraaifontein and Joostenbergvlakte currently has more than 40 new residential developments actively selling across the region.

“This influx has brought thousands of new households into the area, many of them young families and hybrid workers wanting secure, fibre-ready homes with easy access to schools and services,” says Bezuidenhout.

He notes that Cape Town residential prices recorded annual growth of approximately 9.1% into early 2026, reinforcing the region’s long-term demand fundamentals.

As residential density increases, demand for decentralised workplaces is rising alongside it. “For many residents, CapeGate has become the centre of daily life, from school drop-offs and gym sessions to medical appointments, restaurants and weekend shopping,” says Bezuidenhout.

“That established lifestyle pattern has reinforced the need for workplaces within the same precinct.”

Design, lifestyle and delivery

Appointed architects Boogertman + Partners have incorporated many of the design principles used in some of South Africa’s leading mixed-use developments.

Scharrighuisen says the focus is on creating a highly walkable, secure and naturally lit commercial environment that integrates seamlessly with surrounding amenities.

“The end result will be an iconic landmark that maximises natural light, high security and walkability,” he explains.

The broader vision is to create a true mixed-use ecosystem where residents can live, work, shop and socialise within the same node - reducing commute pressure while strengthening local economic activity.

Completing the CapeGate picture

The CapeGate Office Precinct is expected to become a defining commercial addition to one of Cape Town’s fastest-growing suburban economies.

The retail, residential and medical infrastructure is already firmly established. The missing piece has been premium office space capable of supporting the region’s rapidly expanding professional and business population.

“The retail, medical and residential components are already in place,” says Scharrighuisen.

“What has been lacking, until now, is a high-end office environment that adds another layer to the investment cycle in the northern suburbs.”

As Cape Town’s decentralisation trend accelerates and more businesses seek alternatives to traditional CBD commuting models, CapeGate is positioning itself as a next-generation commercial hub designed around accessibility, lifestyle integration and long-term regional growth.
