FROM THE EDITOR’S DESKTHE SIGNALS ARE CHANGING. STAY SELECTIVE.
What a week for property and a particularly special one for all of us at REI. Being honoured at the SAPOA Journalism Awards during SAPOA’s 60th Annual Convention is recognition we are extremely proud of. But after several days of conversations with economists, property CEOs, developers and investors at Sun City, the bigger message is clear:
The investment environment is changing, but this is not the time to become complacent. Globally, markets enter the final quarter under renewed pressure from rising government bond yields, elevated energy prices, inflation risk and geopolitical uncertainty. Capital is expensive again, and investors are being forced to price risk more carefully.
South Africa presents a more nuanced picture. The rand has shown resilience, while borrowing costs remain elevated, with the repo rate at 7.25% and prime at 10.75%. At the same time, parts of the property market continue to strengthen.
Residential house-price growth has accelerated to 5.9%, affordable housing is growing even faster, and Western Cape rental growth has surged to 9.7%.
Commercial property is changing too. Burstone’s new R5.4 billion platform, Ipic’s move into hospitality and the discussions at SAPOA all point towards a market increasingly focused on capital efficiency, diversification and active asset management.
So what should investors do? Don’t chase the market. Read it.
Look for assets with sustainable cash flow. Stress-test debt at today’s rates. Pay closer attention to municipal performance and operating costs. Follow infrastructure and capital flows. And when a good asset is mispriced because sentiment is weak, be ready.
The next cycle will not reward investors simply for owning property. It will reward those who understand what they own, how it is financed, where demand is moving and what can change the return.
That is where the opportunity lies.

INVESTOR PULSEYOUR 60-SECOND MARKET READ
RESIDENTIAL SA house-price growth has accelerated to 5.9%, while affordable properties are leading at 7.47%. Western Cape rental growth has surged to 9.7%. INVESTOR WATCH: Follow rental demand and affordability, not headline price growth alone. Strong rental escalation means little if acquisition yields no longer stack up.
COMMERCIAL Capital is moving. Funds are restructuring, investors are diversifying and municipal costs are becoming an increasingly important threat to asset performance. INVESTOR WATCH: Add municipal risk to every acquisition model. Rates, utilities and infrastructure can change an otherwise attractive property’s return.
LISTED PROPERTY Burstone’s new R5.4bn Core Plus platform releases R4.5bn of capital and highlights the sector’s accelerating shift towards capital-light funds management. INVESTOR WATCH: Look beyond distributions. Balance-sheet strength, cost of capital and fee-generating platforms could increasingly separate the winners.
DEVELOPMENT Higher funding costs make development feasibility tougher, while infrastructure, energy and water are becoming central to where projects can successfully be delivered. INVESTOR WATCH: Stress-test harder. Build in finance, infrastructure and construction-cost buffers before assuming today’s development margin will survive tomorrow.
PROPTECH & AI AI is moving beyond experimentation into research, operations, tenant engagement and decision-making, but speed without governance creates a new category of risk. INVESTOR WATCH: Use AI to improve decisions, not replace accountability. The competitive advantage will come from combining better technology with better data.
GLOBAL RISK Global bond yields are surging while oil, inflation and geopolitical uncertainty keep pressure on borrowing costs and investor sentiment. INVESTOR WATCH: Don’t assume cheaper global money is around the corner. Protect cash flow and model property deals for rates staying higher for longer.
At SAPOA’s 60th Convention, leading economists debate SA’s growth outlook, infrastructure, jobs and what the changing economy means for property investors.
Burstone’s R5.4bn property platform with Nedbank unlocks R4.5bn in capital, cuts gearing and accelerates its shift towards a capital-light funds model.
Ipic Properties acquires 16 hotels and lodges, expanding beyond its Western Cape retail base into hospitality and extending its footprint into the Northern Cape.

THE LAST WORDTHE NEXT CYCLE WILL REWARD DISCIPLINE
Property investing is entering a more demanding phase. Higher borrowing costs, municipal pressures and global uncertainty make mistakes more expensive. But stronger rental growth, changing capital structures, infrastructure investment and new property models are also creating opportunity.
The lesson from this week’s conversations at SAPOA is simple: Don’t wait for perfect conditions. They rarely arrive.
Know your numbers. Protect your cash flow. Understand the risks around the asset, not just inside it, and keep enough capacity to move when opportunity appears.
The investors who win the next cycle won’t necessarily be those who take the most risk. They’ll be the ones who understand which risks are worth taking.
QUOTE OF THE WEEK “The best property opportunity is not the one everyone can see. It’s the one where you understand the risk better than everyone else.” REI
