FROM THE EDITOR’S DESKHERITAGE, RUGBY AND THE PRICE OF MONEY
Yesterday we celebrated Heritage Day, a reminder of the diversity, resilience and shared ambition that make South Africa what it is.
Today, it’s back to the numbers. And there is one number property investors cannot ignore this week: 10.75%. That’s the new prime lending rate after the Reserve Bank raised rates another 25 basis points.
It’s not the news borrowers wanted. But it is also a reminder of something experienced property investors understand: you don’t control the market, you control how you respond to it.
This week’s REI is therefore about decisions. Do higher rates kill a deal or simply change the price you should pay? Airbnb is changing where its fees sit. Do you absorb the difference or reprice?
AI is transforming property businesses. But when the technology gets something wrong, who’s accountable?
And two remarkable African women are demonstrating how sustainability, finance and property can come together to shape a different built environment.
There is also plenty to be positive about. This week’s Investor of the Year event and webinar gave us three real investors, three very different deals and one common lesson: successful property investment is rarely about everything going according to plan. It’s about what you do when it doesn’t.
And after Heritage Day, there is another South African institution demanding our attention this weekend: the Springboks.
Whatever happens on the field, the principle isn’t that different from investing: know the game plan, absorb the pressure and take your opportunities when they come.
Enjoy the rugby. Enjoy the weekend. And as always, invest with the numbers, not the noise.

INVESTOR PULSE60-SECOND MARKET READ

THE LAST WORDPRESSURE REVEALS THE PLAN
Higher interest rates test investors. Changing platforms test operators. New technology tests businesses. And Sunday’s rugby against the Wallabies will test the Boks.
The best property investors don’t build deals that work only when rates fall, tenants stay forever and costs never rise. They build enough margin for reality.
Enjoy the rugby. On Monday, come back to the numbers.
