Trustees can make decisions. Managing agents administer them. Scheme rules restrict what owners and tenants
can do. CSOS can become involved when disputes escalate.
But where does their authority end and your rights begin? Join JD Paulsen, Nick Taylor and Hanta
Strydom for a practical 60-minute REI LIVE discussion covering:
Trustee powers | Owner rights | Short-term rentals | Fines | Disputes | CSOS | Protecting returns
Consumers may look resilient, but weak household savings raise a bigger question: what does it mean for
borrowing capacity, property demand and long-term wealth?
There is plenty of uncertainty in global markets, but property investors should not confuse uncertainty with
a lack of opportunity.
In South Africa, some of the underlying signals are becoming more constructive. Home loan approvals are
improving, affordability is showing signs of recovery, rents are growing and selected regional property
markets continue to outperform.
But this isn't a market where simply owning property guarantees a return. The opportunities are becoming
more local, more operational and more selective.
The Western Cape continues to demonstrate exceptional residential and rental strength. Pretoria is showing
strong house-price momentum. Township and convenience retail remain areas worth watching. And in rental
property, the investors who understand occupancy, arrears, tenant affordability and net cash flow will
increasingly outperform those chasing headline yields.
My advice this week is simple: Follow the data, not the noise.
Know what you are buying, who will rent it, what it will really cost to operate and what could change your
investment thesis.
There is still opportunity in this market, but increasingly, the return will belong to investors who know
where to look and what numbers to interrogate.
WHERE THE PROPERTY MARKET IS MOVING
Five Sectors. Five Signals. Here’s what investors should be watching now.
RESIDENTIAL | MOMENTUM IS RETURNING
Home loan approvals have climbed to 64.5%, affordability indicators are improving and house-price growth
remains strong in selected regions.
INVESTOR WATCH: Don't buy the national average. Follow employment, affordability, supply and demand
submarket by submarket.
RENTALS | INCOME IS RISING - SO ARE COSTS
National rental growth reached 5.2%, but the Western Cape surged 9.7%, demonstrating just
how divergent provincial markets have become.
INVESTOR WATCH: Measure net rental growth after inflation, vacancies, arrears and operating costs,
not rent escalation alone.
COMMERCIAL | FOLLOW THE CUSTOMER
Township and rural retail continue to demonstrate how changing consumer behaviour and essential-service
demand can create investable opportunities beyond traditional nodes.
INVESTOR WATCH: Look for assets where footfall, convenience, services and tenant demand support
sustainable income.
LISTED PROPERTY | WATCH CAPITAL AND THE COST OF MONEY
Listed property remains highly sensitive to interest rates, funding costs, asset valuations and the quality
of underlying income.
INVESTOR WATCH: Focus on balance-sheet strength, distributions, vacancies and debt costs,
not share-price movements alone.
DEVELOPMENT & FINANCE | THE NUMBERS ARE IMPROVING
Lower deposit requirements, improving bond approvals and the prospect of further monetary easing could
strengthen the environment for buyers and developers.
INVESTOR WATCH: Finance can improve a deal, but it cannot rescue a poor one. Stress-test before you
commit.
The strongest lesson from this week's numbers is that national averages increasingly hide the real
opportunity.
Western Cape rentals are behaving differently from other provinces. Housing growth differs dramatically by
region. Different retail formats are attracting capital. And finance conditions are shifting again.
For investors, that means specificity wins. Know your market. Know your tenant. Know your numbers. And know
the rules governing the asset you own.
The opportunity is there. Your edge is knowing where to find it.

THE ONE QUESTION TO ASK THIS WEEK If the market changed tomorrow, would this property still make financial sense?
