This week’s lead story
Exemplar dividend rises 6.7% as township retail expands
Exemplar REITail CEO Jason McCormick at Leratong City
Exemplar REITail lifts its interim dividend 6.7% as revenue and property income grow, with new township shopping centres driving its next expansion phase.
South Africa’s township and rural retail property market continues to demonstrate investment resilience. JSE-listed Exemplar REITail has declared an interim dividend of 90.58 cents per share, supported by revenue growth of 13.8%, net property income growth of 13% and a 15.7% increase in net asset value per share.
Led by CEO Jason McCormick, the group is expanding its shopping centre portfolio while maintaining full-year distribution growth guidance of 9% to 11%.
Why it matters: Essential retail in underserved communities remains an important growth opportunity for listed property investors.

Property investors are voting for performance, not promises
South Africa’s political landscape continues to reinforce a fundamental message: communities want municipalities that deliver reliable services, protect public funds and create environments where businesses and households can prosper.
As the country assesses its political direction and municipal performance, the property investment implications are impossible to ignore.
For investors, service delivery is not simply a political issue. It directly affects property values, rental demand, operating costs, development feasibility and long-term investment returns.
Municipalities that maintain roads, provide dependable electricity and water, manage infrastructure and administer planning approvals efficiently create conditions in which property investment can thrive.
Those that fail expose property owners to higher costs, deteriorating infrastructure, weaker tenant demand and declining confidence.
This week’s property stories illustrate both sides of the investment equation. Exemplar REITail continues expanding in township and rural communities, NEPI Rockcastle is pursuing a €13 billion European portfolio, and Cape Town’s V&A Waterfront has attracted another major international hospitality brand.
Meanwhile, uncertainty surrounding Mercedes-Benz’s East London manufacturing operations highlights the risks when local economies and property markets depend heavily on a single industrial anchor.
My advice to investors: Look beyond the purchase price, rental yield and location. Evaluate municipal finances, infrastructure reliability, development approvals, local employment and economic diversification before committing capital.
Good governance is becoming an increasingly important property investment fundamental. As we approach 2027, investors should favour locations where economic activity, infrastructure investment and accountable management support sustainable demand.
The strongest property investments will increasingly be found where good assets meet well-managed communities.

Valedrift Village: secure your stake in the Paarl Winelands
Valedrift Village: An alternative property investment opportunity
Property investment is evolving beyond traditional buy-to-let and listed property, with alternative investment models attracting growing attention.
This week’s featured opportunity is Valedrift Village, inviting investors to examine a different approach to property-backed investment and development.
Before committing capital, investors should assess the ownership structure, investment terms, underlying assets, projected returns, liquidity, fees and principal risks.
Why it matters: Diversification can create opportunity, but every investment must stand up to independent due diligence.

Investor pulse
Your 60-second property market read: six signals every property investor should watch
Residential
Lifestyle and location drive demand
Established coastal communities and secure lifestyle developments continue attracting buyers. Capri Village’s sold-out first three phases demonstrate demand in selected premium residential markets.
Housing supply
Delivery remains the challenge
Development opportunities remain tied to land availability, infrastructure capacity, municipal approvals and the ability to deliver homes at prices buyers can afford.
Rental returns
Follow employment and affordability
Rental performance depends on household incomes, local employment and operating costs. East London’s industrial uncertainty illustrates why investors should assess economic concentration.
Commercial property
Location risk is changing
Industrial property remains closely tied to manufacturing and logistics activity, while well-positioned hospitality and mixed-use precincts continue attracting investment.
Listed property / REITs
Growth and income in focus
Exemplar’s 6.7% dividend increase and NEPI Rockcastle’s European expansion highlight opportunities in retail property, but balance-sheet strength and sustainable distributions remain essential.
Development & finance
Capital follows select opportunities
Investment is gravitating towards projects with credible developers, strong locations, demonstrated demand and viable funding structures.
The investor signal: Follow the fundamentals, not the headlines. As investors position portfolios for 2027, the most important indicators remain sustainable rental income, infrastructure reliability, employment growth, financing costs and disciplined asset management.
A strong property market is built on functioning local economies, not speculation alone.

The last word
Property wealth begins with the right decisions
This week’s stories reinforce an important investment principle: opportunities and risks often emerge from the same changing economic landscape.
Exemplar is expanding where retail demand supports growth. NEPI Rockcastle is deploying capital into European markets. Cape Town continues attracting global hospitality brands, while East London’s industrial uncertainty highlights the dangers of economic concentration.
For property investors, the lesson is clear. Invest in fundamentals, understand the risks and favour assets supported by sustainable demand, strong management and functioning infrastructure.
The next property cycle will reward investors who combine opportunity with discipline.
Quote of the week
