The market is turning - Quietly but decisively
Good morning, happy Friday! This week has provided several important signals that investors should be watching closely.
International buyers continue to view South Africa as exceptional value, with new research showing they now account for almost four out of every ten luxury home sales above R20 million. At the same time, a landmark High Court ruling has strengthened the rights of landlords, while retailers, developers and commercial property owners are increasingly using data and technology to make smarter investment decisions.
The market's next major event arrives next Thursday, when the Monetary Policy Committee meets to decide the direction of interest rates. Rising oil prices, global uncertainty and inflation remain key risks, but so too is the need to protect an economy that is still finding its footing.
The best investors rarely wait for certainty. They recognise the signals early, position themselves strategically and allow time to do the heavy lifting.

Interest Rates All eyes are on the Monetary Policy Committee meeting next Thursday, 23 July. While inflationary pressures remain elevated, another rate hike could place further strain on households, businesses and the market.
Residential Luxury residential property continues outperforming expectations as international demand strengthens, while first-time buyer activity remains supported by improved affordability and strong bank lending.
Offshore Investors BOP approvals are simplifying property purchases for foreign buyers, making cross-border transactions faster, more transparent and giving investors greater confidence in South Africa's market.
Commercial Property Demand continues shifting towards flexible workplaces, convenience retail and mixed-use precincts as occupier needs evolve.
Listed Property Listed property companies continue benefiting from improving operational fundamentals, although interest-rate expectations remain a key market driver.
Development Watch Cape Town and Johannesburg remain investment hotspots, with new mixed-use precincts, hospitality developments and secure lifestyle estates attracting strong investor interest.
