REI Weekly Round-Up!

Key Stories and Events Impacting the South African Real Estate Market
Happy Friday, real estate investors! It’s been an exciting week full of insightful discussions, key events, and emerging trends in South Africa’s real estate market.

Investment Webinar Highlights

Yesterday, we hosted an incredible webinar that addressed how to deal with the double whammy of affordable housing challenges and the shortage of accommodation. We also explored turning underutilised backspaces into profitable investment opportunities. If you missed it, make sure to catch the replay here.

Micro vs. Macro

At REI, we always emphasise focusing on the micro issues that are within our control, rather than getting overwhelmed by broader macro challenges. That said, it’s encouraging to see positive developments in the Western Cape. Mayor Geordin Hill-Lewis announced massive investment initiatives at GTP’s annual dinner last night, solidifying the Cape’s status as an investment leader in South Africa. Meanwhile, Gauteng faces a critical collapse in its water systems, an issue that continues to affect the province’s infrastructure.

President Ramaphosa’s SONA Response

After President Cyril Ramaphosa’s reply to the debate on his State of the Nation Address (SONA), we are once again confronted with promises without any substantial reform. FREE SA’s response points out that the government's focus on race-based regulations and the lack of accountability in local government remain the core issues, while service delivery continues to deteriorate.

Infrastructure and Housing: ASAQS Perspective

The Association of South African Quantity Surveyors (ASAQS) has welcomed the bold infrastructure and housing initiatives announced by President Ramaphosa during his 2025 SONA. However, the emphasis on state-centric policies and failure to privatise SOEs continues to stifle economic growth, perpetuating inefficiency. You can read more about the ASAQS's perspective here.

SA REITs Show Positive Income Growth

Exciting news for SA REIT investors! After three years of decline, SA REITs are set to see positive distributable income growth for the first time in years, despite ongoing economic challenges. However, the Expropriation Bill, interest rates, and global inflation continue to create uncertainty. A 3.6% decline in SA REIT performance was recorded in January, partly due to concerns over US tariffs.
